The regulation is the moat — and it is tightening

Japan's minpaku regime is deliberately hard: national registration, a 180-night annual cap, guest-registry (名簿) duties, lodging-tax filing, and municipal reporting. In 2026 Osaka suspended new special-zone minpaku applications and 29 of 34 municipalities followed.6 Every tightening turn raises the barrier for amateur hosts and widens the advantage of a compliance-native operator. KAGI's software is built on that regulation — which is exactly why an owner, once on the platform, does not leave.
